To handover standard, against a snag list.
Post-Construction & Handover Cleaning
Post-construction cleaning is staged: a builder’s clean to remove bulk debris, then a sparkle clean to handover standard, then a final touch before the client walks the building.
It is measured against a snag list, and the deadline is somebody else’s completion date.
Stages
- Builder’s clean — bulk debris, dust and protective film removal
- Sparkle clean — glass, frames, fittings and finishes
- Final handover clean, immediately before inspection
- Snag rectification cleaning
- Fit-out and refurbishment turnover between tenancies
The three stages in detail
| Stage | Scope | Completed before |
|---|---|---|
| Builder’s clean | Bulk debris, dust suppression, protective film and label removal, rough floor clean | Second fix completion |
| Sparkle clean | Glass inside and out, frames, ironmongery, sanitary ware, all finishes, final floor treatment | Client inspection |
| Handover touch | Re-clean of anything marked since sparkle, final glass, floors | Key handover |
What makes it go wrong
- Trades still working after the sparkle clean, which means paying for it twice
- Protective film left on beyond its rated life, which bonds and will not lift cleanly
- Grout haze and plaster splash left until the final stage, when it needs mechanical removal
- No power or water on site at the scheduled date
- Snag rectification cleaning not allowed for in the programme
