Access-controlled, permit-driven.
Facade & High-Level Cleaning
Facade work is as much an access problem as a cleaning one. Rope access, cradle systems and reach equipment each carry their own certification, permit and weather constraints.
Placed only with partners holding the relevant access certification and insurance for working at height.
Scope
- External glass and curtain walling
- Facade washing and surface treatment
- Rope access, cradle and mast climber operation
- High-level internal atria and light wells
- Signage, canopy and soffit cleaning
Access methods and when each is used
| Method | Typical use | Constraint |
|---|---|---|
| Rope access (IRATA) | Tall facades with anchor provision; fastest mobilisation | Requires certified technicians and tested anchor points |
| Building maintenance unit | Towers with a permanent cradle installed | Subject to the BMUβs own inspection certificate |
| Suspended cradle | Buildings without a permanent BMU | Rigging time, and wind limits stop work |
| Mast climber / MEWP | Low and mid-rise, podium and atria | Needs ground bearing capacity and exclusion zones |
| Water-fed pole | Up to roughly four storeys | Reach limited; purified water supply required |
What constrains the programme
- Wind speed stops high-level work, so schedules carry contingency days
- Permits to work, exclusion zones and pedestrian management at ground level
- Occupied buildings restrict working hours and require occupant notice
- Anchor and cradle certification must be current before mobilisation
- Facade material dictates chemistry β anodised, stone and coated glass differ
